Palmetto Properties Lease Agreement

  1. Security Deposit
    All reservations require a $200.00 refundable security deposit. This deposit will be held in an escrow account and refunded within 30 days of your departure if the property is left in satisfactory condition with no damages.
  2. Booking Fee
    All reservations require a $50 booking fee that is not refunded nor applied to future rentals. This fee is collected along with the security deposit upon booking and will not be refunded if the reservation is cancelled.
  3. All rental rates must be paid with U.S. currency. We accept personal checks and money orders.
  4. Half of the Total Amount Due must be paid at least 90 days prior to your arrival date. Your account must be paid in full at least 60 days prior to arrival. Multiple payments are permitted.
  5. All property descriptions and/or tax rates are subject to correction without notice.
  6. Check-in time is 3:00 pm or once the property has been cleaned and is available. Our office will contact you if it will be later than 3:00 pm. You will receive check-in instructions after your final payment is received and your account is paid in full.
  7. Check-out time is 10:00 am on day of departure. All departure instructions posted inside unit must be followed or deposit will be forfeited.
  8. We provide accommodations for families, business outings, weddings, and adult groups only. All reservations must be made by an adult that is at least 24 years old. This person MUST occupy the rental property during the entire length of the reservation. Should a fraternity-style party occur at the rental property, occupancy will be terminated immediately without refund.
  9. There is a $500 non-refundable wedding fee to cover the additional liability to the homeowner along with the wear and tear of hosting a wedding ceremony and/or reception on the property.
  10. There is an 11 pm outdoor noise ordinance strictly enforced by the local police.
  11. It is your responsibility as the guest to lock and secure all doors and windows during your stay. If you find a door or window that can not be secured you must notify Palmetto Properties immediately. We are not responsible for lost or stolen items. Please leave the property securely locked upon your departure or your security deposit will be forfeited.
  12. Each rental property has a maximum occupancy which must be observed.
  13. No smoking inside the property, please use a porch or balcony.
  14. No campers, motor homes, or pets are allowed without our written permission.
  15. A starter supply of paper products are provided; guests are responsible for additional supplies.
  16. Departure maid service is provided, but all guests are required to follow the posted departure instructions prior to leaving the property or the security deposit will be forfeited.
  17. Long distance phone calls are not permitted from the property phone, please charge any long distance calls to a calling or debit card.
  18. Outdoor grilling is not permitted on porches or balconies. Grill only in designated areas.
  19. Be sure to notice and obey all parking restrictions (size, number of vehicles, etc).
  20. Aside from normal wear and tear, you will be held responsible for any damages to the property or contents during your occupancy. Please notify our office upon your arrival if you discover any items that may need our immediate attention.
  21. This agreement may not be assigned or subleased without our prior written consent.
  22. It may be necessary to enter the property during occupancy at a reasonable hour (between 9am - 6 pm) for repairs or management of the property. We will attempt to notify guests prior to entry.
  23. We reserve the right to substitute comparable accommodations without notice or liability, should it become necessary. If comparable accommodations are not available, renter has the option of selecting from available properties at posted rates or receiving a complete refund of all deposits.
  24. Confirmed reservations are not transferable at the request of the guest. Cancellations more than 90 days prior to arrival date will receive a full refund of security deposit and any rental payments (excluding reservation fee). Cancellations within 90 days of arrival date will forfeit the security deposit and any paid rental payments unless the property can be re-rented. If the property is re-rented, only the security deposit will be forfeited and all paid rental monies will be refunded.
  25. We cannot guarantee the working order of any cooling/heating units, pools, hot tubs or appliances. There will be no refund upon their failure. Units are kept in good working condition; any failure will be fixed as quickly as possible.
  26. We reserve the right to refuse rental and/or discontinue occupancy if, in our opinion, any tenant is detrimental to the property or a disturbance to the nearby properties.
  27. We are not responsible for accidents or injuries to guests; or loss of money or any valuables.
